Canceling the sale of inheritance house that already been sold

My 13 year old sons father passed away almost 2 years ago. His dad has a daughter who is now 19 but was 17 when he passed. The house is in his name which goes to his daughter. Well the grandmother tried to sell it. The person she tried to sell it to threw all of their belongings out gutted the house and paid grandmother 12000 before he even got the deed. Well now his lawyer told him that is not the grandmothers house to sell and that he has to give the money to the daughter. Well the daughter doesnt want sell. But now is looking at 20000 worth of work to fix so what is her options here. She doe not have to sell right.
We are in kentucky.

      I would guess since grandma messed it up she could file a lawsuit against granny

      Question number 1.) Did granny at the time know the house was in going to the daughter? If yes, then wouldn’t that be intentional?
      And from the looks of it all the belongings in the home will never be replaceable, even though they’re just things they were her dads things, a life that will never be replaced.
      I think that would be the primary motivation behind my own investigation because 1. Not too much information is given but enough information was given to know that well if she doesn’t wanna sell she doesn’t have to and it wasn’t granny’s to sell.
      We’re all aware how some people get when loved ones die that’s why I’m asking for that clarification and dependent on your answers would be dependent on the advice I would (if it were my daughter) give.

      so granny has tried to drain his 401k and was told no granny was also told that she couldnt sell the house without the daughters permission. We just now got a copy of the deed for the house and from what i am understanding it has grandpas name and grannys name and dads name grandpa died few years ago so it was grannys and dads name but neithet can sell without the other and she was told now that dad passed away it goes her name and then his daughters name so she couldnt sell without daughter. There was no will

      I’d sue both granny and the guy who gutted the house and threw out all the stuff that he knew wasn’t his because he didn’t legally own the house. What a mess. So sorry you’re going through this.
